Permanent Job – Commercial Estate surveyor/ team leader/ MRICS
Salary up to £54495
Are you a qualified MRICS commercial surveyor ? We are seeking an experienced and commercially astute property surveyor to drive value from a diverse portfolio of land and buildings.
Working in a large strategic property team within a vibrant Local Authority that is going to expand under LGR, you will lead on a wide range of landlord and tenant matters across commercial, operational, and community assets, providing professional advice and ensuring the Council's property interests are effectively managed and protected.
Key Responsibilities
- Managing a varied portfolio of commercial and operational property assets.
- Leading on landlord and tenant matters including:
- Lease renewals
- Rent reviews
- Lease re-gears and restructuring
- Assignments and subletting
- Licences and easements
- Tenant applications and disputes
- Negotiating favourable outcomes with tenants, agents, developers, and legal representatives.
- Undertaking acquisitions and disposals where required.
- Providing valuation and estate management advice to internal stakeholders.
- Supporting income generation and asset optimisation initiatives.
- Preparing professional reports, recommendations, and committee reports.
- Ensuring compliance with relevant property legislation, RICS standards, and local authority governance requirements.
- Contributing to regeneration and strategic property projects.
About You
Essential Requirements
- MRICS qualified (Member of the Royal Institution of Chartered Surveyors).
- Significant post-qualification experience in landlord and tenant surveying.
- Strong knowledge of commercial property law and practice.
- Experience undertaking rent reviews and lease renewals.
- Proven negotiation skills and ability to manage complex property transactions.
- Experience advising a range of stakeholders and producing professional reports.
- Excellent communication and relationship management skills.
- Full UK Driving Licence.
Desirable
- Experience working within local government or the wider public sector.
- Knowledge of the Landlord and Tenant Act 1954 and other relevant legislation.
- Experience of asset management, regeneration, or commercial estate portfolios.
- RICS Registered Valuer status.
