Hays Construction & Property are delighted to be recruiting for an experienced Senior Quantity Surveyor to join their growing commercial team based at RAF Lakenheath.

This is an excellent opportunity to join a leading organisation delivering facilities management, accommodation maintenance and construction services across the UK Defence estate. Working on the USVF contract, you will play a pivotal role in providing commercial leadership, ensuring effective cost control, contract compliance and successful project delivery across a diverse portfolio of works.

Your new role

As Senior Quantity Surveyor, you will provide expert commercial support across facilities management, property maintenance and construction projects, ensuring value for money and robust commercial governance throughout the project lifecycle.

Working closely with operational teams, clients, suppliers and key stakeholders, you will support both core service delivery and Billable Works, from pricing and tender development through to contract administration, change management and final accounts.
Key responsibilities will include:

- Managing commercial performance across multiple projects and workstreams.
- Developing cost models, estimates, tenders and work proposals.
- Providing cost advice and commercial guidance to operational teams.
- Monitoring budgets, forecasting costs and supporting financial reporting.
- Managing variations, compensation events and contract changes.
- Identifying, assessing and mitigating commercial risks.
- Supporting contract compliance and governance requirements.
- Building strong relationships with clients, Defence Infrastructure Organisation (DIO) representatives, supply chain partners and internal stakeholders.
- Supporting dispute avoidance and resolution activities.
- Reviewing supply chain performance and driving commercial improvements.
- Contributing to continuous improvement initiatives and best practice delivery.
- Ensuring compliance with health & safety, sustainability and statutory obligations.

What you'll need to succeed

We are keen to speak with commercially focused Quantity Surveying professionals who can demonstrate experience working within construction, facilities management, property maintenance or asset management environments.
You will have:

- Proven experience as a Quantity Surveyor or Senior Quantity Surveyor.
- Strong knowledge of commercial management, contract administration and cost control.
- Experience preparing tenders, estimates, work proposals and cost plans.
- Ability to manage financial risk and support commercial decision-making.
- Experience handling variations and change management processes.
- Strong stakeholder management and negotiation skills.
- Excellent communication skills with the ability to influence at all levels.
- Experience managing multiple projects within a fast-paced environment.
- Strong analytical, organisational and problem-solving abilities.
- Relevant Quantity Surveying qualification or equivalent industry experience.
- Full UK Driving Licence.
- Ability to obtain and maintain the required security clearance.

Desirable experience includes:

- Defence or MOD environment experience.
- Facilities Management or Property Maintenance sector knowledge.
- Supply chain management and performance improvement experience.
- Knowledge of collaborative working frameworks such as BS11000.
