Purpose of the Role
We are seeking a customer-focused and knowledgeable Temporary Home Ownership Specialist to provide professional, cost-effective, and high-quality homeownership service. The successful candidate will manage a portfolio of leasehold and shared ownership properties, ensuring compliance with lease obligations, delivering excellent customer service, and supporting customers through a range of homeownership transactions including staircasing, lease extensions, resales and service charge matters. Key Responsibilities
Property and Leasehold Management
  • Deliver a proactive and high-quality property and leasehold management service to leaseholders and landlords.
  • Manage all aspects of leasehold administration, including lease interpretation, permissions, scheme inspections and Management Packs (LPE1).
  • Develop a thorough understanding of individual lease agreements and ensure compliance with lease covenants and obligations.
  • Investigate and respond appropriately to breaches of lease conditions.
  • Provide clear guidance to customers, solicitors and third parties regarding:
    • Shared ownership staircasing
    • Lease extensions
    • Property resales
    • Other leasehold transactions

Customer Service and Engagement
  • Deliver excellent customer service through effective written and verbal communication.
  • Build positive relationships with leaseholders and stakeholders.
  • Attend and support leaseholder meetings when required.

Health, Safety and Compliance
  • Conduct regular site and scheme inspections to assess property conditions and service standards.
  • Identify and escalate repairs, maintenance requirements and health and safety risks.
  • Ensure statutory and regulatory health and safety requirements are met.

Service Charges and Financial Management
  • Support the preparation and administration of service charge budgets, annual demands and year-end accounts.
  • Monitor expenditure across schemes and investigate significant budget variances.
  • Communicate financial information effectively to customers.

Person Specification
Essential Experience
  • Experience in leasehold, homeownership or property management.
  • Good understanding of leasehold legislation and service charge management.
  • Experience of setting, monitoring and managing service charge budgets.
  • Experience of communicating effectively with customers, leaseholders and professional stakeholders.
  • Ability to manage a varied workload and prioritise competing demands.
