We are now recruiting an FM Technician – Building Fabric to join our client’s Facilities Management team and support the delivery of high‑value projects across various client locations throughout Northern Ireland.

What You’ll Be Doing

As an FM Technician – Building Fabric, you will deliver both planned and reactive maintenance services across a portfolio of sites. You will play a key role in ensuring buildings remain safe, functional, and well‑maintained.

Key Responsibilities

  • Deliver planned and reactive building fabric maintenance in line with contract scope and specifications
  • Ensure compliance with company and client Health & Safety policies
  • Complete reports, documentation, and job records accurately and on time
  • Respond promptly and positively to Helpdesk requests, carrying out repairs efficiently.
  • Prioritise workload to meet agreed response times, escalating delays where required
  • Order and maintain materials, tools, and equipment in line with procedures
  • Identify when specialist contractors are required and provide clear job specifications
  • Assist with surveys, inspections, and reports
  • Maintain asset registers and ensure equipment is correctly tagged
  • Represent the company professionally, building strong relationships with Helpdesk and client teams

Core Building Fabric Maintenance Tasks

General Building

  • Roof leak repairs, including gutter and gully works
  • Flooring repairs and replacement (vinyl, ceramic tiles — training available)
  • Installation and repair of internal cladding, wall tiling, and edge protection
  • Reactive maintenance and first‑line response, including minor painting tasks

Plumbing & Drainage

  • First‑line response to plumbing and drainage issues
Joinery

  • Wall, floor, and fitting repairs
  • Ironmongery and hardware repairs/replacements
  • Internal and external door repairs, replacements, and inspections
  • Planned maintenance inspections of fire doors

What We’re Looking For

Essential
  • NVQ Level 2 in Carpentry or similar
  • Full UK Driving Licence
  • Competent IT skills, including Microsoft Office
  • Strong hands‑on experience in building fabric maintenance
Desirable
  • City & Guilds Carpentry & Joinery (6706)
  • IPAF training
  • Experience using Computer‑Aided Facilities Management (CAFM) systems
  • CSCS Card
  • Experience working on multi‑site contracts
