Senior Operations Manager - Housing Association Staffordshire - Interim role overseeing Maintenance Delivery
Your new company
Reporting to the Head of Service, you will work for a reputable Housing Association who have a significant presence across Staffordshire as a Senior Operations Manager overseeing Maintenance Delivery and Contract Management. This is an interim role for 3 months but will likely extend for the right candidate. The role offers hybrid working, normal working schedule is Monday - Friday, circa 37.5 hours per week and offers a negotiable pay rate DOE. The role will involve being a pro-active and responsible member of the team leading the delivery aspects of the organisation and contributing to the successful delivery and development of their overall business strategy. You will additionally work with other team members including Group Electrical and Gas Managers to ensure the identification and implementation of good practice and innovative maintenance and improvement initiatives.
Your new role
Key Accountabilities across Contract Management and Maintenance Delivery including but not exclusive to:
- Ensuring that all work is correctly forecast and the performance is monitored in accordance with the agreed protocol and process.
- Ensuring that all variation and additional work is correctly recorded and reimbursed and that all final accounts are submitted in a timely fashion.
- Ensuring that all subcontractors are contracted in accordance with standing orders; that subcontract accounts are correctly managed and settled and that the subcontract supply chain supports the objectives of the business.
- Responsible for overall monitoring and reporting on contractors' performance, ensuring timely feedback and identification of risk areas to the business.
- Responsible for ensuring that all statutory and regulatory requirements are complied with.
- Working with other team members to ensure that we have accurate planning, and be accountable for delivery and monitoring of work in progress.
- Responsible for the effective delivery of property service maintenance and improvement works, ensuring the most cost-effective use of resources to deliver excellent services to our customers and where possible, exceeding customer requirements in terms of quality, value for money, customer service and probity.
- Responsible for organising, through a dedicated management/supervisory team, the direct labour operatives and subcontractors required for the successful delivery of all projects.
- Responsible and accountable for delivery of all statutory works ensuring that delivery of this service complies with all policy procedure and regulation and that the Group meets all Statutory obligations.
What you'll need to succeed
Able to understand the People issues arising from operational management issues and advise managers appropriately and persuasively on the action they should take
Able to evaluate the impact of actions and potential risks associated and advise accordingly
