About the Role:
A discreet and highly capable Block Property Manager is sought to oversee a portfolio of residential buildings in Central Birmingham. This is a trusted position requiring a strong understanding of property legislation, financial management, and client relations. The successful candidate will demonstrate professionalism, autonomy, and a commitment to maintaining the highest standards of compliance and service.

Key Responsibilities
- Conduct regular property inspections and ensure compliance with health and safety regulations
- Arrange and oversee maintenance works across multiple sites
- Handle enquiries from leaseholders and clients with discretion and efficiency
- Manage service charge and ground rent processes
- Prepare and monitor site budgets
- Lead Section 20 consultations and attend client meetings
- Provide regular reporting to clients and stakeholders
- Ensure adherence to all relevant legislation, including landlord & tenant law
- Maintain confidentiality and uphold Data Protection standards
Essential Skills & Attributes
- Proven experience in block or estate management
- Strong understanding of residential building legislation and compliance
- Knowledge of managing buildings over 18m in height
- IRPM qualification
- Full UK driving licence and access to own vehicle
- Excellent communication and organisational skills
- Ability to work independently and manage workload effectively
- Experience handling confidential information and following procedures
- Familiarity with service charge regulations and budget creation
