Job Title: Land Buyer
Location: Chester, Cheshire
Salary: £45,000- £55,000 (this is negotiable depending on experience)

Responsibilities:
  • Land Procurement - Contacts
  1. Liaise with and create new contacts, including land agents, estate agents, and private individuals.
  2. Follow company procedure for land finding to source new development land.
  3. Actively follow up on potential leads to establish communication.
  4. Maintain a comprehensive database of potential land leads.
  5. Collaborate with the Director to develop innovative ideas for land marketing, including brochures and online campaigns.
  • Land Negotiation (in conjunction with Director)
  1. Work closely with the Manager to assess initial land feasibility and appraisal.
  2. Formulate offers for land acquisition.
  3. Conduct land negotiations with sellers.
  4. Collaborate with the Director to prepare Heads of Terms/conditions for land purchases.
  5. Coordinate legal processes for signing Option Agreements.
  6. Create sketch schemes and designs for prospective development sites.
  • Land Research
  1. Utilise Land Software to identify potential sites and assess their viability.
  2. Stay informed about Local Planning Authority’s local and strategic plans to evaluate development land prospects.
  3. Understand key factors that make land viable and identify potential risks.
  4. Familiarise yourself with Option Agreements and basic contract terms.
  5. Educate clients about company land procedures.
  6. Research house prices and sales figures to estimate preliminary site costs.
  • Land Management
  1. Collaborate with legal teams to ensure the smooth exchange of Option Agreements.
  2. Maintain ongoing communication with clients during the option period.
  3. Conduct thorough due diligence on land parcels.
  4. Complete marketing appraisals for acquired land.
  5. Conduct feasibility and viability studies for potential development sites.

Role requirements:
Proven experience in land acquisition, negotiation, and research.
Strong knowledge of land development processes and regulations.
Excellent communication and interpersonal skills.
Proficiency in using land management software and tools.
Detail-oriented and organised.
