Head of Estates Maintenance, Norfolk, £50,000–£60,000 + excellent benefits

Would you like to lead the care and conservation of one of the UK’s most significant rural property portfolios — where historic architecture, coastal landscapes and modern living all come together.

We are seeking an experienced Head of Estate Property Maintenance to take responsibility for the reactive and planned maintenance of an exceptional estate portfolio, including a Grade I listed hall, historic buildings, farms, residential homes, commercial units and holiday accommodation, all set across 25,000 acres on the stunning North Norfolk coastline.

This is a senior, hands-on leadership role at the heart of a forward‑thinking organisation with a strong sense of community, a positive culture and a clear ambition to be the UK’s most pioneering and sustainable rural estate.

Your new role

Reporting into the senior property leadership team, you will lead a multi‑disciplinary in‑house maintenance function and manage specialist contractors to ensure high‑quality, compliant and cost‑effective delivery of all building maintenance activities.

Your remit will cover over 300 residential properties, 14 tenanted farms with outbuildings, and some of the region’s most iconic heritage buildings. You’ll balance the demands of day‑to‑day reactive repairs with structured, long‑term planned maintenance — always with an eye on quality, safety, sustainability and customer experience.

You will also champion the use of a best‑in‑class property management system to drive performance, visibility and continuous improvement.


Leadership & people management
  • Leading and motivating a diverse in‑house team covering general building, decorating, specialist joinery, health & safety and works coordination
  • Setting clear objectives, carrying out appraisals and supporting development through coaching and training
  • Ensuring the right balance between internal trades and external contractors to deliver timely and cost‑effective outcomes

Reactive maintenance
  • Overseeing the prioritisation, scheduling and delivery of reactive repairs
  • Ensuring works are completed to agreed quality standards, budgets and response times
  • Maintaining strong, proactive communication with tenants and internal colleagues
  • Playing a key role in out‑of‑hours cover on a rota basis

Planned maintenance
  • Driving a proactive approach to asset care and achieving 100% property compliance
  • Working closely with Building Surveyors to agree priorities and quarterly programmes
  • Overseeing annual repair and redecoration schedules and managing allocated budgets

Health, safety & compliance
  • Acting as the Property Company Health & Safety lead
  • Ensuring policies and procedures are current, embedded and followed
  • Managing contractor compliance and contributing to estate‑wide safety reporting and forums

What you'll need to succeed

You might come from a trade background and have progressed into leadership, or bring experience from property maintenance, estates management or facilities management. Above all, you are a confident, visible leader with a deep understanding of building maintenance and people management.

You’ll bring:
Strong organisational skills and the ability to manage multiple priorities at pace
Proven experience leading and developing teams
Comprehensive knowledge of building and construction methods
Experience of working with historic or listed buildings and conservation techniques
Confidence using IT systems and property management software
A calm, pragmatic approach and excellent communication skills
