Ready to take the commercial reins on a variety of construction and FM projects? We’re Caswell Maintenance – a growing £12m contractor delivering everything from refurbishments to reactive maintenance across the commercial sector. As we expand our long-term client base and framework agreements, we’re looking for a commercially savvy Contracts Manager to join our leadership team.

What’s the role about? You’ll be the go-to person for all things contract and commercial. While our Operations Manager keeps boots on the ground moving, you’ll ensure projects are contractually tight, financially sound, and running to plan. Think of yourself as the commercial compass – guiding teams, protecting margin, and keeping clients aligned.

What you’ll be doing:
  • Leading the commercial and contractual side of multiple projects
  • Reviewing contracts, scopes, and risks before we break ground
  • Managing variations, delay notices, and EOTs like a pro
  • Keeping a close eye on cost-to-complete and project profitability
  • Supporting PMs and site teams with commercial know-how
  • Acting as the escalation point for client queries and contract issues
What we’re looking for:
  • 5+ years in a Contracts Manager or Senior PM role
  • Strong grasp of JCT contracts and construction law basics
  • Confident handling variations, delays, and subcontractor packages
  • Calm, clear communicator who can hold the line with clients
  • Commercially sharp with a collaborative mindset
As well as:
Experience in frameworks, refurb, and maintenance-style works
  • SMSTS, CSCS (Black/White), First Aid
  • HNC/HND or Degree in Construction/Commercial Management
  • CPD in Contract Law or Claims
