Hours: 37 per week (9am–5pm)

Your new company
We are seeking two experienced Contracts Managers to lead the delivery of planned and capital programmes across a portfolio of social housing properties. This is a key interim role supporting the Property Services Team in delivering high-quality asset investment projects, including:
• Decent Homes upgrades (kitchens, bathrooms)
• Structural repairs (roof replacements)
• Decarbonisation initiatives (ASHP, solar, insulation)
You will manage contractors, ensure quality control, validate stock data, and promote a positive resident experience throughout the lifecycle of each project.
Your new role
As the Contracts Manager for Planned and Capital, your role will be varied and will include:
• Lead on specification, procurement, and delivery of capital projects• Manage budgets up to £10m, including forecasting and financial reporting
• Oversee contractor performance, ensuring value for money and resident satisfaction
• Conduct site visits, monitor quality and compliance
• Prepare tender documents, administer contracts, and manage project milestones
• Provide professional advice to internal and external stakeholders
• Produce and present reports and briefings to senior management
What you'll need to succeed
✅ Proven experience in managing planned capital works, M&E projects, and term contracts
✅ Strong understanding of contract delivery, compliance, and health & safety regulations (CDM, asbestos, water hygiene, electrical safety)
✅ Skilled in specification writing, project management, and financial control
✅ Ability to deliver projects from inception to completion, including surveying and scheduling

Essential Criteria
• In-depth knowledge of Building Regulations and construction legislation
• Significant experience in building, structural/civil engineering, or surveying
• Track record of successful project delivery across varied schemes
• Ability to undertake measured surveys and produce detailed specifications

Qualifications
Degree or equivalent in a relevant discipline
️ Membership of a professional body (e.g. RICS, CIOB)
Project management qualification (e.g. PRINCE2) or willingness to attain one
