We are seeking a detail-oriented and experienced Clerk of Works to join a growing property and development team in Norfolk. This is a fantastic opportunity to play a key role in ensuring the quality and compliance of a range of construction projects, from handover through to the end of the defects period. You’ll work closely with contractors, project managers, and clients to ensure that all works meet the highest standards of workmanship, materials, and regulatory compliance.


Your new role

As the Clerk of Works, you'll be working primarily on residential properties and will:

  • Inspect and report on construction works to ensure compliance with regulations and contract specifications.
  • Oversee works during the defects period and manage handovers to clients and end users.
  • Identify technical issues on-site, recommend corrective actions, and sign off on resolutions.
  • Prepare and manage schedules of defects and ensure timely rectification.
  • Witness site testing and commissioning activities.
  • Collaborate with contractors, subcontractors, and internal teams to ensure smooth project delivery.
  • Provide technical advice and support to project teams.
  • Review O&M manuals and home user guides for compliance.
  • Record and follow up on client issues during the defects period.
  • Deliver high levels of customer care and ensure swift resolution of issues.
  • Stay up to date with current building regulations and construction techniques.
  • Support the wider team in delivering a complete service to clients.

What you'll need to succeed

The ideal candidate will have the following:

Essential:
  • Proven experience in a similar role within construction or property development.
  • Strong knowledge of construction standards, regulations, and defect management.
  • Excellent communication and reporting skills.
  • Ability to work independently and manage multiple projects.
  • Full UK driving licence
  • Proficient in Microsoft Office applications.

Desirable:
  • Working towards or holding a professional qualification (e.g. CABE, RICS, CIOB, MICWCI).
  • Degree or equivalent in a building-related discipline.
