Residential Asset Manager

Residential Asset Manager who’s immediately available having recently left a major Central London estate after a decade.

AST portfolio:

Inspecting and measuring properties
Identifying defects and disrepair and liaising with FM/BS teams to implement effective repairs
Collection/analysis of comparable market evidence
Negotiating rent reviews with existing tenants
Instructing agents to market properties for new lettings
Undertaking due diligence in compliance with FSA requirements
Maintaining income stream against voids
Documenting new terms and ensuring clear and concise audit trail
Monthly arrears meeting to ensure that arrears remain under target rate of 1%
Taking necessary legal action when appropriate on debtors - attendance at court

Statutory tenancy portfolio:

Inspecting and measuring properties
Liaising with external bodies when necessary
Registering rents with VOA
Attendance at FTT

Asset Management:

Identifying properties where value can be added; capital and/or income
Liaising with architects regarding design and finishes
Development appraisal analysis undertaken
Reporting to board level with recommendations
Contact throughout with Project Management team to ensure that deadlines are met
Handover with FM team
Launch and marketing of product
Secure new lettings at optimum return
Licence to assign
Ensure that The Estate Register is fully up to date with current transactions/lessees
Liaising with purchasers/vendors solicitors and Estate solicitors on pre contract enquiries
Due diligence with MLR
Liaising with finance team ensuring insurance and service charge accounts are up to date
Issue licence to assign/ charge/ under let as required and collect fees
Notice of assignments (fees) and update internal databases to record transaction and details of new lessee
Assisting in the annual asset valuation in conjunction with external valuers.
